Kitchen Appliances, Cabinets and Counters
Kitchen cabinets by Starmark with a choice of a variety of woods and door equivalent: Refrigerator, built in dishwasher, gas range, microwave with ductless vent, garbage disposal. Granite counter tops with under mount stainless steel sink and Kohler kitchen faucet or equivalent.
Bathrooms
Master bath has a cast iron tub and in some models a shower with glass enclosure. Master bath vanity has granite top and double sinks. One piece fiberglass tub/shower combination in second bath. First floor half bath with pedestal sink. Bath plumbing fixtures are Kohler or equivalent. Framed mirrors and bath accessories included.
Fireplaces
Fireplace(s) is ventless gas fired with mantle and marble surround.
Flooring
Hardwood floors in entry hall, dining room (area), and living room. Wall to wall carpeting elsewhere from builder’s selection. Tile or wood floor in kitchen, tile in laundry. Ceramic tile floors in all bathrooms. First floor stairs to second floor are oak treads with painted risers. Stairs to cellar are hard pine or plywood.
Windows and Doors
are paintable with Schlage locksets. Interior doors are raised panel solid core. Doors, windows and cased openings have 3 ½” or greater architectural casing. Garage doors will be carriage home style with electric door openers.
Exterior Features
Exterior walls are a combination of Hardie plank clapboards and polymer low maintenance trim. Gutters are extruded aluminum with baked enamel finish.
Architectural asphalt roof shingles with 30 year warranty. Front steps are stone, front porches are “Trex Style” decking according to plan with stone pavers for rear patios. Lawn, professional landscaping and underground irrigation system.
Interior Features
Interior wood trim is primed and painted with white semi-gloss paint. Walls are primed and painted with Latex paint. Ceilings are flat white. Baseboards are 5 ½” architectural style. Closet shelving is vinyl dryer hookups with venting.
Garages
Garage Space for two (2) cars, either side by side or tandem depending on Model.
Energy Efficiency
Individual 2 zone gas fired warm air heating system with SEER rating of 90+. Energy Star®Qualified. Central HVAC. 40 Gallon gas hot water heater for all end units. Tankless 90+ SEER rated energy efficient hot water heaters for all interior units. R-13 fiberglass batting insulation in exterior walls and R-30 insulation in floors and ceilings.
Electrical
Lighting fixtures are from Builder’s custom lighting packages including exterior lighting. Pre-wired for cable/television in appropriate places. 150 Amp electrical service with circuit breakers and standard outlets and switches. Smoke and carbon monoxide detectors per code.
General Construction Features
Public water and sewer. Structural lumber is standard grade or better. Exterior wall systems are standard wood frame. Foundation walls are approximately 10” thick placed concrete and coated externally with a damp-proofing material below grade. Basement floors are approximately 4” thick placed reinforced concrete with 6mil vapor barrier. All interior walls are ½” GWB. Ceilings are smooth trowel finish; 5/8” fire code GWB with smooth finish on fire rated surfaces. Tub and shower walls are Durarock or equivalent. Common walls of attached homes consist of “shaft wall” type system for sound and fire separation between units.
